Introduction
This agreement comprises the General Terms and Conditions relating to the online services provided by Prime Real Limited in respect of the client finding and hotel / landlord matching services it provides.
The User declares that (s)he understands and accepts all of the General Terms and Conditions that are set out hereunder.
Usage of the site
Users are granted a limited, revocable, non-exclusive license to access the Site and the content and services here all in accordance with these Terms. Any use of the Site other than that in accordance with these terms is prohibited.

Intellectual property
The site and all content therein are protected by copyright as a collective work pursuant to the relevant local laws and regulations. You agree to abide by all and any intellectual property notices, information and restrictions related to any content herein. Any access, copy or storage of information from the site without our express written permission is prohibited.
Modification of these terms and conditions
These terms and conditions may change. Any changes will be notified to the user via this page on the site. Any modification of any agreement set out hereunder shall not imply the nullification of any contractual relation with the user.
Special conditions relating to apartment booking
Prime Real Limited advertises properties for rental and purchase as an information service ONLY. We are not a real estate agency. Any information on the site relating to any property does not constitute an offer, merely information for the purposes of allowing the tenant to make an offer to the landlord or hotel in respect of their accommodation requirement.
Prime Real Limited acts as a client finder and landlord broker. It matches landlords and tenants together and derives a fee from that. Each relationship will be different. Prime Real Limited is not a party to the transaction other than that as an introductory intermediary.
The relationship between landlord or hotel and tenant will be as per the lease agreement between the two parties. Prime Real Limited is not to be held liable for any aspect of that agreement in force.
Where possible, the lease agreement will be provided online. Where this is not available, the lease agreement will be provided by the landlord upon request by the client.
In any case the contract between the landlord or hotel and tenant is not binding until the point at which both parties have signed the lease agreement and the monies have been paid.
Each deal is different. Prime Real Limited pass on information as to the landlords or hotels requirements, but are under no obligation to advise on the veracity or otherwise of the landlords requirements. Where Prime Real Limited do advise such it is for information only and should be treated as non-binding or persuasive.
Any other information provided on the site or via Prime Real Limited agents, employees or affiliates does not constitute offer and acceptance and should therefore be treated as non-binding nor persuasive.
Price, exchange rates etc
The price may or may not include expenses for utilities.
Currency rates are based on various publicly available sources and are only updated monthly; as such they cannot be guaranteed as completely accurate and should be used as guidelines only.

Assignment of the reservation
The reservation for the apartment is on behalf of the user, and cannot be assigned, transferred or sold on in any way to any other person.
Limitation of Liability
Prime Real Limited undertake no responsibility for and are not liable for the misrepresentations, breaches of contract, breaches of statutory duty or negligence of any of the accommodation providers and landlords. For any suffering of personal injury, illness or death as a result of any act or omission of an accommodation provider or other supplier of services (or their employees or agents) your sole right of redress will be against the accommodation provider or landlord or third party. You accept that Prime Real Limited is under no liability whatsoever.
The inclusion of a property on our site does in no way constitute an express or implied endorsement of such accommodation. We cannot guarantee the accuracy of any information being provided on the site, that being from the landlord or accommodation provider and therefore out of our control.
Translations
The original agreement, terms, conditions and information is in English. Any other language being displayed is for information purposes only and no rights derive from it. Accommodation contracts are provided in Portuguese only.
